Summit's Fourth Quarter Market Report

As we look towards 2024, it likely won’t be a year of significant economic growth with fiscal policy contractionary, and bank lending and thus the money supply contracting due to high interest rates. Importantly, consumer spending is likely to pull back because the current very low savings rate is not sustainable and must necessarily rise, and as more than 28 million borrowers have resumed payments on student loans. As an example of the financial stress on some households, the 23Q3 credit card delinquency rate was 8%, up from a low of 4.3% in 21Q3 and at its highest level since 11Q3 when we were extricating ourselves from the housing bust and the unemployment rate was a staggering... Across the country, active inventories remain incredibly tight, largely due to the unwillingness of existing homeowners to forfeit their low current mortgage rate and venture out into the world of 6-7% mortgages. The last quarter of 2023, at least in terms of the housing market, was particularly tough as rates hovered near 8% for much of the fall while limited inventories kept pushing prices higher. During November, after annualization and seasonal adjustment, 3.82 million existing homes sold, up from a slightly worse 3.79 million in October, and that was the weakest monthly sales activity since August 2010, during the depths of the Housing Bust. With rates now south of their October highs, existing inventory improving, albeit slightly, and new single-family construction approaching pre-Covid peaks, home sales and mortgage applications should rise. However, as a potential warning light, some 45,000 home purchases fell through during November 2023, 16.9% of homes under contract, and the highest rate since recordkeeping commenced in... Unemployment in Colorado is 3.3% as of 11/23, up from last November’s 2.8%, after hitting a peak of 11.6% in 05/20 (for comparison, the pre-pandemic rate was 2.8%) and well below the U.S. national average, making it difficult for Colorado employers to fill positions. Statewide continuing claims for unemployment hit a high of 265,499 for the week ended 5/16/20 (compared to a pre-pandemic level of 20,735) and are now at 32,332 for the week ended 12/30/23, a year ago it was 29,038. Statewide, the December 2023 median price of a single-family home of $549,950 was 3.8% higher than... (Read More on the Colorado Housing Market Overview)

Conversations with Vine Street Social
Newly opened in December 2023 Vine Street Social is a trendy new place to socialize and enjoy wine and small bites with friends and family in downtown Frisco. I sat down with the owner Debbi Anderson and asked all the questions you may have before visiting her beautiful new wine bar. Take a read and then visit Vine Street Social when you are in town.
Q: How did you first get into wine and what led you to open a wine bar in Frisco?
A: I've always had a passion for wine and have made many trips that were centered around visiting different wine regions and vineyards. I wanted to create a space within the Summit County community for people to come together, mingle, spend time with friends, and have small bites and wine, so I decided to embark on this new adventure in a town I love.
Q: What was your career before opening Vine Street Social?
A: I was a CPA with my own tax practice in Denver for 23 years.

Q: How long have you lived in Summit County?
A: In December 2022, my husband Eric and I moved to Frisco full-time, but we have had a home in Frisco for over ten years.

Q: How did you choose your location?
A: I love the small-town feel of Frisco, the community feeling you get when in Frisco, and I wanted to walk to work, so we decided to look for a space in downtown Frisco.
Q: What kind of events do you host at Vine Street Social?
A: Every week, we have Wine Flight Wednesdays, where you can explore and try wines from different regions, varietals, and themes; we have live music once or twice per week. We also have an upcoming comedy show on March 2, 2024; tickets can be purchased online; the last comedy show sold out.

Q: You serve a variety of food options; what is your favorite item on the menu?
A: Both the Fig, Prosciutto & Blue Cheese Flatbread and the Green Onion & Blue Cheese Dip are customers' favorites.

Q: What cocktails do you offer outside of wine?
A: We offer craft beer on draft, espresso martinis, local gin, vodka and whiskey cocktails, and non-alcoholic beverages.
Q: Do you have a space to hold private events?
A: We do have a private space downstairs that should be open by June for private events.

Q: What is your favorite recreational activity to do in Summit County?
A: I really enjoy riding bikes in the summer and hiking in both the summer and winter with friends and family.

Q: What is your favorite type of wine?
A: The one in front of me!
Q: Do you have a favorite vineyard?
A: Knudsen Vineyards in Oregon and Black Cat Vineyards in California are both spectacular.
Q: If you were your own customer, what day of the week would be your favorite to visit Vine Street Social and why?

A: Sundays! We offer happy hour all day and an array of brunch items like homemade biscuits and gravy, quiche, mimosas, bloody marys, and more.
Q: What is one or two things all wine drinkers (novice or experienced) should know about wine?
A: At the end of the day, wine is a personal preference; there is no right or wrong regarding wine or a specific taste. Wine brings people together, and everyone gets a chance to enjoy the wine of their choosing, which makes wine special.
